Selling Your Current House

There are plenty reasons for selling; up/downsizing, job change/relocation, new family situation, and many others.  

This is one of the largest transactions you will ever make.

It is critical that you choose the right Realtor® to MARKET your home. 

 

The 3 P's of Marketing:

 

1. Pricing - How well a home is priced often drives the success or failure of a home sale.  Following appraisal guidelines, I will prepare a Competitive Market Analysis to help you understand your home's valuation in the market. 

2. Positioning - How it is presented to the market, how it is staged,  and what can be done to enhance it's value proposition in the market to the "right" buyers?   A service I provide is to create a list of items that should be addressed to prepare your house to show it's best side. Working with both Buyers and Sellers give me insight into what Buyers look for.  (See Staging Example below) 

3. Promotion, - Exposing the property as broadly in the market as possible.  Create, implement and monitor  a broad based Marketing Program to make sure that prospective Buyers and Realtors know about your home, and it's specific benefits/advantages.  I will give you a Marketing Plan in writing; nobody does more to expose your home in the market than we at Coldwell Banker.  I deliver what I promise.   

 

 

 

STAGING EXAMPLE:  When a Buyer Agent brings his clients to show a home, he/she spends a minute or two knocking on the door, opening the lockbox, fiddling with the key, etc.   While that is going on, the Buyers are spending that time looking around and at the front of the house and front door.  What that means is that it is VITAL that the front door, steps, flower beds, etc. are as close to perfect as they can be.  If all is nearly perfect at the front door, when the Buyers enter the house, they already have the impression that yours is a well-maintained property, an impression they will subconsciously continue to try to support!  You will have already started them on the path to wanting your house.
